Sussanne Khan has practised the art of design for 15 years. She is the founder of India's leading conceptual interior design company, "The Charcoal Project". The store came to life in 2011 and changed the meaning of curated interior design in India. Here we offer 360 degree design solutions. From Master planning, architectural design, interior space planning, concepts, and manufacturing exclusive handcrafcted furniture.

A victim of a curious mind, Sussanne used her imagination and talents to create diverse design stories inspired by the history of art and architecture through the ages. Her signature is a seamless blending of industrial masculine tone with feminine classical shabby chic.

Sussanne Khan obtained an Associate Art Degree in Interior Design from Brooks College, Long Beach, California in the year 1995.Today, she straddles the world of fusion architecture, interior design play and original product design.

All these disciplines always remain true to her foundation philosophy 'It's all in the details'.She coined a unique term that best describes her efforts in creativity "To charcoal", or in other words, "To make a thing come alive".

Sussanne's design projects include private residences, retail spaces, corporate offices, destination villas and architectural concepts.


1. What's pricing in Shahapur area and pricing of The White Villas and how are THE WHITE VILLAS different ?
In Shahapur , the flats start from 2800 per sq ft to 3500 per sq ft. These are generally regular flats and small sized apartments with no amenities.
And villa cost varies according to design, quality & finish, depending on location & quality / amenities provided. This is the only designer project in that 167km stretch. This is limited edition Mediterranean styled 43 designer villas in a fully developed 2 acre gated community designed by Ms. Sussanne Khan as a first phase.
The No. of Villas are restricted to only 43 in these 2 acres , for imparting luxury comfort to the prospective buyers.
Having the trademark and design of the internationally acclaimed Ms. Susanne Khan, is one of the most highlighting points of the project.
It's the only designer villa project on the 167 km stretch from Mumbai to Nashik which has a clear height of 11 feet on the ground floor and a maximum clear height of 18 feet and minimum 11 feet height at the lowest level on the first floor , with two bedrooms on the first floor. Both have open to sky terraces giving extended feel of the bedrooms. 2. What is the project completion date ?
We work in a very structured way. We have engaged the best professionals from the construction industry.
Be it the contractors or the designers of the villas or the architects or the project management consultant or the power and water management consultants or the Vaastu consultants.
Any villa will be delivered within 18 months from the date of booking the villa.
This will be the fastest ever constructed project in and around Shahapur. The only reason for this is, the professionals on board and the complete project planning which has happened way before the construction begins. . Even the material for the entire project have already been selected and all working drawings are in place.
3. What is the exact location of the project ?
The project is just around 500 metres from the main NH-3 Highway because of which the project is almost pollution free and noise-free. People today prefer the convenience of the location in Terms of travel comforts and along with pollution free environment and also the luxury of being in a noise free situation and away from the honking traffic.

The hill station IGATPURI is just 55 km away. Nashik city is 102 km away and Shirdi is 175 km away.
The travel distance from mumbai to THE WHITE VILLAS is below 100 minutes, depending on the time of the travel. The roads are brand new and broad for an efficient travel and is being known as one of the fastest well developed roads around mumbai.
4. What are the arrangements of water and power in terms of regular supply ?
There is a senior water management consultant , who is one of the best dealers for Kirloskars, who has planned the water storage and water supply in a manner where water will be available to the complex 24/7.
We have our own water source and a water treatment / purification unit will ensure good quality water 24/7.
The villa would get water from two sources. A independent overhead water tank per villa and a common water storage tank for the whole complex.
Our electrical planning experts and electrical contractors will ensure best quality of wiring and a backup of a generator which will be of optimum size to ensure continuous supply of electricity in case of any government related power cut or short supply, to some key points of the villa.
We understand that water and power supply are two very important aspects of any residential complex. And we have taken the extra mile to make sure these two issues are addressed well.
Power and water supply are problems all across the country. We are ensuring that these two points are well taken care of.
For the power management , the generator will support lights and fans in the Villa to make sure that the comforts of the Villa owners are not compromised.
5. What are the details of the clubhouse ?
We are providing an 1800 sq.ft built up independent two level club house so that there is no disturbance / nuisance to the villa owners. Indoor Games like table tennis, chess, carrom board etc can also be played in the clubhouse.
The gym will also be a part of this clubhouse.
The amenity area is a total of 8880 sqft of open plot with good lawns and lighting and which would be used for family and friends celebrations for the villa owners.
6. What about the entrance to the Project ?
The entrance to THE WHITE VILLAS is well secured and with well designed, elegant gates and esthetically planned lights. The entrance itself would also be a piece of art adding value to the overall Project. Ms. Sussanne has ensured that everything, including the grand entrance , should be a piece of art.
The overall Project is also well protected with a tall compound wall around the whole Project.
7. India is prone to the mosquito problem. What are the precautions you are taking ?
The project is being made on international standards. The sewage and drainage management are being done in a way where there wouldn't be any problems in the future which might lead to foul smell or stagnant water which breeds mosquitoes.
The exteriors of the project and the non constructed areas are also going to be made in a maintenance free mode. There won't be any water logging situations nor would be there any possibility of stagnating water.
The entire construction is being planned In a way which will be easy to be maintained by the society after the handover happens. This will ensure that no rodents or mosquitoes become a menace for the villa owners.
8. What about the access roads and vehicle movement and car parking ?
Every Villas has dedicated Parking at the Entrance of the villa. And the internal roads are 9meters wide for smooth movement of vehicles.
The entire project is a gated community and the access to the complex will be well protected and guarded.
Within the complex there is a provision of parking for guests of the 43 Villas As all roads internally are very broad and spacious and parking on the internal roads won't be a hassle to anyone.
9. What is the payment schedule for the villa ?


  • Booking amount, before the execution of agreement. :- 10% + applicable government taxes.
  • On Execution of agreement :- 20% + applicable government taxes.
  • On completion of plinth of the villa :- 15% + applicable government taxes.
  • i) On completion of Ground floor roof slab of the Villa - 12.5% + applicable government taxes.
    ii) On completion of first floor roof slab of the Villa - 12.5% + applicable government taxes.
  • On completion of the walls, internal plaster, flooring, doors and windows of the said Villa :- 5% + applicable government taxes.
  • On completion of the Sanitary fittings, staircases, lobbies upto the floor level of the said Villa :- 5% + applicable government taxes.
  • On completion of the external plumbing and external plaster, elevation, terraces with waterproofing, of the Villa :- 5% + applicable government taxes.
  • On completion of the water pumps, electrical fittings, electro, mechanical and environment requirements, entrance, lobby/s, plinth protection, paving of areas appurtenant to the Villa and all other requirements as may be prescribed in the Agreement for Sale of the said Sub-Plot with Residential Villa (Save and except the said Common Amenities including swimming pool and clubhouse) :- 10% + applicable government taxes.
  • At the time of handing over of the possession of the Sub-Plot and Villa to the Purchaser on or after receipt of occupancy certificate or completion certificate :- 5% + applicable government taxes.
10. What's going to be the interiors ?
Each Villa will come with stylish floorings , well done bathrooms with branded fittings and a semi finished kitchen. All these materials are selected by Ms. Sussanne khan.

11. What are the maintenance cost ?

The maintenance costs will be approximate rs. 3,500/- per month per villa. This will cover all taxes and common area costs of cleanliness and security charges of the overall complex and common electricity bills for the common lighting and other electrical devices of the project , meant for the general use of the gated community.
The maintinence costs would be incremental per year on the basis of inflation and actual incremental costs.
For the quality of the project, this maintenance contribution to the society will ensure the upkeep of the project for the comfortable use of all.
